Rules to be followed for approval of Layout plan

  • Shall have approach through an existing road, the width of such shall not be less than 10 metres (in case of land-locked plots, the owner has to ensure the approach road through neighbouring lands accordingly.
  • Minimum width of proposed roads in the layout shall be 10 metres for residential and 12 metres for all non-residential layouts. Notwithstanding the above minimum width, the Executive Authority may insist upon larger road widths depending upon local conditions or importance of any particular road etc., as approved in Annexure-C. The width of the road in the layouts shall be in conformity with the General Town Planning Scheme or the Indicative Land Use Plan or Master Plan, if any in force;
  • The applicant should provide a service road of minimum 10 metres width for the layout if the land is abutting to National Highway having less than 60 metres width.

Start by opening AutoCAD and create a new file with the appropriate units and scale.

  1. Use the LINE command to draw the perimeter of the property based on the dimensions of the 10 cent area.
  2. Next, draw the outlines of the house’s walls, rooms, and other features like doors, windows, stairs, and bathrooms, etc., using the LINE and POLYLINE commands.
  3. Use the OFFSET command to create the inner and outer walls of the house.
  4. Use the HATCH command to add colors or patterns to the walls, floors, and roofs.
  5. Use the TEXT command to label the different rooms and spaces in the house.
  6. Add dimensions using the DIMENSION command to measure and label the sizes of the rooms, walls, and other features.
  7. Use the LAYER command to organize the different elements of the layout plan into separate layers, such as walls, doors, windows, dimensions, and text.
  8. Save the file and print out the layout plan for review and approval.
  9. Make any necessary revisions based on feedback, and then finalize the layout plan.

These are the basic steps to create a layout plan for a house in a 10 cent area using AutoCAD. Keep in mind that the specific steps may vary depending on the complexity and unique features of the design.

Layout plan steps:

Open AutoCAD first, then make a new file with the proper scale and units.

Based on the specifications of the 10 cent area, create the property’s boundaries using the LINE command.


Then, using the LINE and POLY-LINE commands, sketch the contour of the house’s walls, rooms, and other features like doors, windows, stairs, baths, etc.

To build the house’s interior and outside walls, use the OFFSET command.

To add colours or patterns to the walls, floors, and roofs, use the HATCH command.

Label the various rooms and areas of the house using the TEXT command.

To measure and label the dimensions of the rooms, walls, and other features, use the DIMENSION command.

To divide the various components of the layout plan—such as walls, doors, windows, dimensions, and text—use the LAYER command.

Save the document and print the layout plan for approval and review.
